Implementation of the DockLand facility

Espro Development completed the construction of the “A”-Class Dockland logistics complex. The premises are located on the Kaluga highway 4 km from the M2 federal highway and just 3 km from Tula’s city center.

Total area of the premises is 18 823 sq.m. A two-floor shop building is also a part of the warehouse complex with a total area of 2000 sq.m. The project was implemented using modern technology particularly in regard of the premises functionality, reliability and energy-efficiency of the engineering equipment.

Espro Group signed a contract with LLC Euro-Lux

Espro Development which is a part of Espro Group signed a contract on the provision of construction supervision services in regard of a administrative-warehouse complex for LLC Euro-Lux in Mytischi, Moscow region. The complex is aimed for storing, sorting and dispatching customer goods. Implementation is planned in the IV quarter of 2016.

Espro Group started its partnership with “Barrier” trademark

Espro Group signed a contract for the provision of construction supervision services on the construction site of a universal industrial-warehouse complex, where it is planned to produce various water filters under the “Barrier” trademark, which exists for over 20 years on the market. Today “Barrier” has 4 production facilities, a research laboratory and a fully-automotive and robotized production line manufactured in Germany with over 600 qualified employees.

The complex is located in the Noginsk District of the Moscow region on the premises of the “Noginsk Technopark”, on the 52 kilometer of the Gorkovskoe Highway with a total area of 30 000 sq.m.. Total area of the second phase of the complex with the administrative-business complex will be estimated at 15267 sq.m.

Vitalyi Antonov the CEO of Espro Development (part of Espro Group) stated that -“Within the scope of the agreement Espro Development with its many years of experience raising industrial warehouses and office premises takes the responsibility to provide and supervise a whole complex of actions aimed for the construction of the industrial-warehouses premises and an administrative-business complex, including design, construction, commencing and receipt of implementation permits”.

Espro Group is building a new warehouse in Lipetsk

Espro Group signed a contract with LLC “Edelweiss L” (IDS Borjomi Russia Group) on the construction of a warehouse complex for the Edelweiss mineral water manufacturing facility in Lipetsk. Total area of the premises is 9600 sq.m. Implementation of the project in envisaged in autumn 2015. Performing as a project manager “Espro Development” controls the process of receiving the initial-permit documentation, organizes and controls the designing and construction of the premises. The warehouse complex will also include a office block with a total area of 450 sq.m.

Besides the main building a new transport gallery will be built on the facilities premises, which will adjoin the warehouse with the factory building, what will speed-up and simplify the process of transferring goods between sites. Besides that on the territory of the factory a new transport scheme will be set with new entrances and exits from the factories premises.

“One of the main characteristics of this project is that it is performed on an operating facility without halting the manufacturing processes, what requires a special approach in organizing the construction works. Nevertheless all the works will be complete within the time-frames and along with the new warehouse complex the customer will receive a more convenient transport scheme” – stated Vitaliy Antonov, CEO “Espro Development”.

The “Edelweiss L” mineral water facility today is considered to be one of the most modern in Russia. The production is supplied with high-performance equipment from Europe. A quality control system operates efficiently on the premises and corresponds with international standards that give the ability to provide mineral water with its best natural qualities.

Industrial warehouse complex «А-park» expands with new premises

Espro Group finished its works in regard of the new industrial premises within the “A-park” project in Kaluga. The project was implemented on a built-to-suit principle. Visteon – a international company that specializes in manufacturing car parts, which is a resident of the industrial park was the customer.

Faults and errors are unacceptable for the business course of Visteon – comments Ivan Potekhine, “Espro Management” CEO. – For us it is delightful, that due to increasing requests of the complex residents we are always keeping up with a high-standard of the project, which we have set from the very beginning.”

“A-park” industrial complex is one of the projects in Russia, which is fully implemented on a built-to-suit basis. It is located within the Kaluga city boundaries in the “Grabtsevo” industrial zone, next to the Volkswagen factory. The total area of the land plot is 20 hectares.

In 2010 Phase-1 the project was implemented, which brought “A-park” the title of the best industrial complex within the scope of the federal CRE Awards’2011.

“A-park” residents are car components manufacturers, which are highly valued on the world market. Several years after the location in A-park our residents expanded the number of their customers and now supply it not only to the Volkswagen facility, but also to factories of other car manufacturers that operate on the Russian market.

“A-park” is located close to the M-3 “Ukraina” federal highway, A-101 “Moscow – Roslavl”, P-132 “Kaluga – Tula – Ryazan”, close to the ring road. On the premises there are all necessary conditions for the organization of various productions. A developed engineering infrastructure allows providing the client with any necessary capacities as well as the close proximity of the Kaluga city that allows attracting qualified employees. The project envisages construction of warehouse premises for logistics operators, distributors, retailers, manufacturing companies and other.

Children’s theme park will be opened in Moscow

Espro Group announced the opening of the Mastergrad children’s theme park in St. Petersburg. A park called Mastergrad with the total area of 5,400 sq. m will be opened in the PITERLAND multifunctional shopping and entertainment mall. A lease agreement was signed for a 10-year term. Jones Lang LaSalle acted as an advisor of that transaction. Espro Group schedules the park opening for the end of the Q IV 2012 – beginning of the Q I 2013. The project budget is about €10.5 million, the payback period is 7 years.

Russia’s first children’s theme park to be opened later this year

Espro Group has announced the opening date and location of Masterslavl children’s theme park. The park with a total area of 6 000 sq.m will be located in the Evolution Tower shopping center in Moscow. The lease agreement has been signed with City – Palace Company for a period of 10 years. Cushman & Wakefield acted as the consultant for the transaction. Masterslavl is scheduled for opening in Q4 2012. The project’s total budget amounts to 10,5 mln. EUR, the payback period is 8 years.

Business center on 8th of March Street is fully leased

Espro Group has finished filling up with tenants the business center on 8th March Street. A long-term lease agreement was signed with the Delta company that occupied the last free storey of the building whose area is about 370 sq. m. The main kind of the company business is real estate security services.

A-park is the greenest industrial project

The A-park industrial project that is being implemented by Espro Group in the city of Kaluga became the winner of the all-Russia ecological development and energy efficiency competition Green Awards. The project won in the nomination of Industrial Real Estate. The competition was held within the scope of the international investment PROEstate forum.
